Christopher Otterbeck, Esq. is licensed to practice in the State of New Jersey as well as the State of New York. He handles all of the firm's transactions in New Jersey. With the constant and natural flow of Staten Island purchasers to New Jersey, we are one of the few firms who can represent our clients not only in the sale of their New York residence, but also, in the purchase of a New Jersey residence. We would be happy to represent New Jersey sellers who are locating to Staten Island as well.

Leases

A typical residential lease is not a sophisticated undertaking. Regardless, The Otterbeck Law Firm counsels its clients to have our office prepare and review any such lease. The expression "an ounce of prevention is worth a pound of cure" comes to mind regarding such matters. With minor involvement by the firm, we can help you avoid many problems which might ensue if you prepare and execute such documents without us.

Commercial Leases generally present a host of diverse and more complicated issues.  The need for representation by a competent attorney in such matters is paramount.  Issues such as potential personal liability and guarantees, escape clauses, insurance and real estate tax payments, options to renew, repairs, maintenance, and other matters are typically involved, and must be considered.

Over the years, we have represented very many landlords and tenants in such matters. We welcome your inquires.

Mortgage Loans and Refinances

"Should I have an attorney represent me if I am only refinancing my existing mortgage loan?" This is a question which has frequently been brought to the firm by numerous clients in both commercial and residential settings. Over 40 years of experience has taught Harold J. Otterbeck, Esq. that the answer to this question is a resounding "yes."

The problems and issues which are involved in the mortgage process are numerous and diverse. A good attorney will consider them all in protecting your interests. Should you attend a mortgage closing with an attorney from The Otterbeck Law Firm, you need not concern yourselves with the myriad of documents and issues which are presented to you. Our attorneys know the forms and have the answers. We will not let you execute any document, or pay any fee or expense, which is not appropriate.

Representation of Homeowners Associations, Condominiums and Cooperatives

Harold J. Otterbeck has been involved in the representation of homeowners associations and condominiums since he began in practice. He was the attorney for the Board of Managers of one of the first Staten Island condominiums over 40 years ago.

With the proliferation of development which involves common elements such as streets, sewers, and lighting, and New York State law which mandates the creation of homeowners associations to administer such commonality, the number of such community associations has increased exponentially over the years.

Issues involved in the interpretation and administration of community association by-laws, declarations, covenants, and easements vary in complexity and substance. Regardless, we strive to provide prompt and expert advice as to the handling of all such matters.
